Overview

The developer was tracking hundreds of flats and shops, their buyers and their instalments across Tally and Excel. This system reads payment vouchers out of Tally, matches each one to the right flat and pairs bounced cheques with the receipts they cancel. Every flat has a page showing what the buyer has paid and what is due as construction progresses.

Before and after

Before
  • Payments lived in Tally while flats, prices and buyers lived elsewhere.
  • Each payment was tied to a flat by hand, from a free-text reference.
  • A bounced cheque created two entries that distorted money received.
  • Dues depended on construction progress, GST and the schedule, worked out unit by unit.
What I built
  • A desktop uploader on the accounts PC that reads vouchers from Tally and sends them to the web app.
  • Automatic tagging (UPI, NEFT, RTGS, cheque, bounced) and matching of each payment to a flat.
  • A dues engine covering agreement value, GST, stamp duty, TDS and slab-wise schedules.
  • MahaRERA inventory reports and past-date exports, plus supplier invoice reconciliation.

How it works

  1. 1

    Pull

The uploader asks Tally for payment vouchers in small date batches.

  2. 2

    Tag

Each payment is labelled by channel and matched to a flat.

  3. 3

    Link

Bounced cheques are paired with the receipts they reverse.

  4. 4

    Calculate

Paid, due and overdue are worked out from construction progress.

  5. 5

    Report

Receipts, dues statements and RERA reports in one click.

What it does

No hand-keyed payments

Vouchers flow from Tally in batches, with duplicates ignored.

What does this buyer owe?

Each flat shows price breakdown, received, due and receipts.

Bounced cheques handled

Matched by cheque number, amount and date, with unclear cases left for review.

Reports as of any date

Sold units and dues on a past date, using the progress that applied then.

Regulator-ready

MahaRERA sold, booked and unsold report on screen and in Excel.

Supplier invoices checked

Concrete and steel invoices compared with deliveries and flagged.

Under the hood

  • A matching algorithm for bounced cheques that pairs repeat bounces in date order.
  • Prioritised rules for messy hand-typed narrations, with a safe fallback so nothing disappears.
  • Change history used to make past-date reports correct.
  • Batched updates inside transactions for thousands of vouchers.

Outcome

One reliable view of every flat: buyer, price, paid and due.
Payments are matched without anyone tying entries to flats by hand.
Regulator reports and dues statements come out in a click.
